Setting Up a New Tenancy

If your property is vacant, we can advertise it across social media and property portals on your behalf. Once a suitable tenant has been found and approved by you, we will draft a Private Residential Tenancy (PRT) — the legally required form of tenancy agreement introduced in December 2017.

We coordinate everything needed before entry day:

  • Tenant vetting and referencing
  • PRT drafting and digital signing
  • Gas Safety Certificate and all required compliance certificates
  • Agreed entry date confirmed with both parties

During the Tenancy

Once your tenant has moved in, we become their first point of contact for any maintenance issues — from leaking taps to boiler repairs. We coordinate tradespeople, keep you informed, and carry out quarterly property inspections, always providing a written update if anything adverse is noted.

Terminating a PRT — What Landlords Need to Know

Under the PRT there is no fixed end date. To end a tenancy you must serve notice using one of the 18 statutory grounds of eviction. Notice periods range from 28 days (tenancy under 6 months) to 84 days (over 6 months). If the tenant disputes the notice, an application to the First-tier Tribunal is required. We handle the full process on your behalf.
